Challenges | This 40-year old abandoned property was in a highly visible location and absent from the town tax roles for more than seven years. Limited parking on the site made sale of the property extremely difficult. Opinion within the local real estate community was that the site was unsuitable for redevelopment. |
Solutions | Re-Use Concept and Design. Worked with the town planning office to implement a new bylaw that provided the zoning mechanism to redevelop the site. Met with concerned abutters to educate and ultimately gain their support for the redevelopment. Overcame limited parking by designing an indoor heated parking garage on the ground floor for 30 vehicles, complete with secure entry and elevator access to upper floors. Garage required re-supporting one-half of the structure with new deep footings and structural steel. The remainder of the building was converted into 30 upscale condominium units. |
Results | The project received overwhelming approval by town planners and surrounding neighbors. The building's brick and steel construction is a selling advantage over local wood-frame condominium projects for its strength, heating and cooling efficiencies, lower maintenance costs, and lower sound levels. The indoor heated garage has proven to be the project's most attractive selling point. |
